With a refinance or title closing, these are closing costs:
1. TITLE CHARGES
Title search report $75
Settlement Charge $250
Insurance Premium (amt of insurance policy)
Less: Refinance reissue credit
Less: Seller reissue credit
Less: MBTA Discounts

2. COUNTY DOCUMENTARY TAXES/STAMPS:
Mortgage is $0.20 per $100.00 paid by Buyer
EX: Mortgage for $200,000 :100 = 2000 x .20= $400
Promisory Note is $0.35 per $100.00 paid by Buyer
Ex: Note for $200,000 : $100 = 2000 x .35 = $700
Deed is $0.70 per $100.00 paid by Seller
Ex: Deed for $240,000 : $100 =2000 x .70 = $1400 |
3. RECORDING FEES:
County charges vary but most are $10.50 for First page and $8.50 for each additional page. Most recording fees are paid by Buyer or Owner if refinance |
WHO PAYS:
In most of Florida, the Seller pays for the Title Insurance and the search and settlement charges. Also, the Seller pays the Documentary Stamps on the Deed. The Buyer pays the recording fees and the Documentary Stamps on the Note and Mortgage. |
